If your home is bursting at the seams and you’re looking at ways to extend, it could be time to peek into your attic space.
Adding an extra bedroom is the best way to increase the value of a property, according to a new report from the National Association of Estate Agents.
The research, part of the NAEA’s monthly housing market report, revealed that almost half of estate agents (49%) agree that adding an extra bedroom to a property, usually by converting the loft, is the best way to add value.
And if you’re planning to extend your kitchen to create a large family space, you’ll be pleased to hear that a third of estate agents thought that this was the best way to increase the price.
However opinion was divided when it came to other home improvements: 4% of agents suggested adding a conservatory; 3% a garage, and another 3% thought that converting an existing garage into living space would boost a property’s value.
‘Our research shows that bedrooms and kitchens are seen as the most sensible areas for expansion and this rings true when a property comes on to the market,’ says Jan Hytch, President of the NAEA.
‘The number of bedrooms is usually the first criteria house hunters select, so if it’s possible to add an additional bedroom, there can be an immediate effect on price. Remember that securing the necessary consents is a must, as unapproved work has an impact on resale value.’
